| Villa Wilen Rental Agreement |

| This Rental Agreement ("Agreement") is made between the guest ("Guest") and Villa Wilen (Roland Rosset), for the rental of Villa Wilen located at Villa Wilen, Hostettstrasse 30, CH-6062 Wilen (Sarnen). By making a reservation, the Guest agrees to comply with the terms and conditions outlined below. |

| 1. Booking & Payment |
| 1.1. A reservation is confirmed upon receipt of a [50]% deposit of the total rental amount. |
| 1.2. The remaining balance must be paid [14 days] days before check-in. |
| 1.3. Payments can be made via [Cards, Bank Transfer]. |
| 1.4. Failure to pay the remaining balance may result in cancellation without refund. |

| 2. Cancellation & Refund Policy |
| 2.0 Bookings can be cancelled within 48 hours of booking without incurring any costs (excluding bank charges). Except for bookings made within 7 days of arrival. |
| 2.1. Cancellations made more than 14 days before check-in are eligible for a 50% refund. |
| 2.2. Cancellations made within 14 days of check-in are non-refundable. |
| 2.3. No refunds will be given for early departures or unused nights. |

| 3. Security Deposit |

| 4. Check-In & Check-Out |
| 4.1. Check-in time: from 15:00 on |
| 4.2. Check-out time: until 11:00 |
| 4.3. Late check-out without prior approval may result in additional fees. |
| |
| 5. House Rules |
| 5.1. Maximum occupancy: 5 guests. Except agreed exceptions. |
| 5.2. No smoking inside the villa, including the Panorama Lounge. |
| 5.3. No pets allowed unless explicitly approved. |
| 5.4. Quiet hours are from 22:00 to 07:00. |
| 5.5. No shoes indoors |
| 5.6. No parties – No guests. |
| 5.7 No dining in the Panorama Lounge – snacks are allowed. |
| 5.8 Drones are strictly forbidden. |
| 5.9. Guests must comply with all local laws and regulations. |
| |
| 6. Property Use & Liability |
| 6.1. The Guest is responsible for the proper use of the property and its amenities. |
| 6.2. When checking out, the rooms must be left in the same condition as they were when you checked in. Hosts will carry out the final cleaning. In the event of any errors, we reserve the right to charge additional cleaning costs. |
| 6.3. The Owner is not liable for any injuries, accidents, or lost/stolen items during the stay. |
| 6.4. Any issues must be reported immediately to the Owner for resolution. |

| 7. Maintenance & Emergencies |
| 7.1. The Owner will make reasonable efforts to ensure the property is in good condition. |

| 8. Governing Law |
| 8.1. This Agreement is governed by the laws of Sarnen, Switzerland.. Any disputes shall be resolved in the appropriate courts of Sarnen, Switzerland. |

| By confirming a reservation, the Guest acknowledges and agrees to the terms outlined in this Rental Agreement. |
